Buy the Store: Deed or Mortgage

Quick Answer

Save the full property price in spendable credits, then choose Buyout the store when the Landlord visits to collect rent.

Save the full property price in spendable credits, then choose Buyout the store when the Landlord visits to collect rent. The alternative is the Loan Shark's mortgage, followed by paying off the debt. Both routes can lead to a Buyout ending, but a down payment alone is not the same as owning the shop free of debt.

Check the current property value in the Calendar before planning the purchase. It changes with difficulty and rises over time up to a cap. Estimated Total Wealth is not your available cash, so do not assume valuable stock and machines can pay the Landlord without first turning them into credits.

Check the actual target on the Calendar

Open the Calendar in the end-of-day panel to see the current value of the property. This is the number relevant to the direct purchase, rather than the starting price remembered from a guide or a previous run.

The property price depends on the selected difficulty. It also increases as the run progresses until its difficulty-specific cap. If you are saving toward yesterday's amount, allow for the price changing before the next Landlord visit.

Calendar showing the current property value

Use the live property value in your own Calendar.

The main cash check is equally important. Your status can show Estimated Total Wealth above the property price while your spendable credits remain below it. Goods, machines and other inventory contribute value without becoming a payment method in that conversation.

Do not wait for a reputation threshold to replace the money requirement. The direct route is a purchase of the deed. Favorable standing and a successful business can help you reach that point, but the required credits still have to be available when you choose the buyout.

Use the difficulty prices as planning references

The following values describe the base, daily rise and cap. Always confirm the live price for your current save before the purchase.

DifficultyStarting property valueDaily increaseMaximum value
Price Gouge, CozyTwelve thousand CreditsTwenty-five CreditsFifteen thousand Credits
Mark Up, NormalTwelve thousand CreditsFifty CreditsSeventeen thousand Credits
Thin Margins, HardTwenty-four thousand CreditsFifty CreditsThirty-four thousand Credits
Red Ink, ChallengeThirty-six thousand CreditsOne hundred CreditsFifty-six thousand Credits

A lower starting target does not mean the price remains fixed indefinitely. On Mark Up, ten additional days before reaching the cap add five hundred Credits to the target. That is an arithmetic consequence of the listed daily increase, not an extra purchase fee.

The cap matters in the opposite direction. Do not keep projecting daily increases after the live property value has reached its limit. The Calendar gives you the current target and prevents both underestimating an early purchase and overestimating a late one.

These numbers are about the deed, not the game's real-world purchase price. They also are separate from rent, nightly services and the cash needed to restock after you become the owner.

Turn enough stock into credits before the rent visit

A direct purchase requires the full amount in cash. Review which inventory you can sell without breaking production or losing the ability to keep trading. An expensive machine may add to wealth while also being essential to making the next week's goods.

The practical distinction is between assets and liquid funds. A full shelf of water, wine or finished products can be useful, but buyers still have to arrive and accept the goods. Until the sales happen, the inventory is not equivalent to the credits shown in the buyout option.

Keep rent and overnight charges in the calculation while saving. You are still a tenant until the purchase is completed, and the services you selected can consume cash between checking the Calendar and seeing the Landlord.

A sensible purchase reserve therefore includes the quoted property cost and enough remaining funds for the trading activity you intend to continue. There is no universal extra amount: it depends on which supplies, power items and obligations your shop already has. The important point is not to spend the same credits twice in your plan.

Buy the deed during the Landlord's visit

When the Landlord arrives for rent and you can afford the property, select Buyout the store rather than Pay Rent or Don't pay the rent. Read the price displayed in that option before confirming.

  1. Check the current property value on the Calendar.
  2. Confirm that your available credits cover it.
  3. Keep enough cash through the intervening shop and overnight activity.
  4. Wait for the Landlord's rent-collection encounter.
  5. Select the buyout option and complete the conversation.
  6. Confirm the Buyout result and ownership of the deed.

The Landlord's conversation is the purchase opportunity. Merely reaching the target in the middle of a business day does not sign the deed automatically. Likewise, choosing not to pay rent is not a shortcut to ownership.

Do not confuse the ordinary weekly rent button with the buyout button. One keeps the current tenancy going; the other purchases the property. If you are saving toward ownership, read the full choice instead of selecting the familiar rent response by habit.

Consider the mortgage as a different payment structure

The Loan Shark offers a route with an initial down payment followed by weekly payments. The final Buyout comes when the mortgage is paid off. The smaller initial amount can make the route accessible sooner, but interest increases the overall obligation.

Loan Shark mortgage offer with agreement and delay choices

Agreeing, declining and asking for another visit are different choices.

DifficultyListed mortgage interestTermDown-payment share
Price Gouge, CozyTwenty-five percentEight weeksTwenty percent
Mark Up, NormalFifty percentTwelve weeksFifteen percent
Thin Margins, HardSeventy-five percentSixteen weeksTwelve and a half percent
Red Ink, ChallengeOne hundred percentSixteen weeksTwenty percent

Read the current offer instead of calculating the payment solely from a rough percentage in your head. The down payment uses the difficulty's share and rounding rules, while the remaining balance and interest determine the weekly obligation.

The route changes the question from whether you can save the whole deed price now to whether you can sustain the offered payments. A strong week of sales is not proof that every later week will produce the same spare cash. Include restocking and services when evaluating the offer.

Keep the decline and delay choices distinct

The mortgage conversation can let you agree, decline, or ask the Loan Shark to return in a week. Those are different responses. Declining ends the offers for the run, while requesting another visit keeps the decision available later.

If you are still comparing the route with a direct purchase, do not choose the permanent decline merely to clear the conversation quickly. Read the option that matches your intention: deciding against the mortgage and needing more time are not the same thing.

You also should not take a mortgage solely because it appears before you have enough for the deed. The offer is an alternative with continuing obligations, not a required intermediate step for every buyout. A shop that can save for the direct purchase can follow the Landlord route instead.

The detailed Loan Shark visit sequence and repossession handling belong to that character's guide. For choosing how to acquire the store, the key distinction is full cash purchase versus debt that must later be repaid.

Understand missed-payment risk before agreeing

If a mortgage payment is missed, the Loan Shark can take goods up to the payment's value and leave a Repo Slip. If there is not enough to take, repossession ends the run. Inventory seizure can also remove goods you expected to sell or use in production.

Repossession ending screen

A missed payment can end the run if there is insufficient value to repossess.

This means Estimated Total Wealth has a different role under debt. Valuable stock may be exposed to collection without being a reliable source of cash on the due date. Do not interpret ownership through a mortgage as freedom from all future financial pressure.

Buying the deed outright avoids that mortgage interest and repayment schedule. It requires more cash up front, while the debt route spreads payments at a cost. The better choice for your run depends on current cash, production reliability and how close you already are to the direct target.

Neither route is improved by assuming every planned sale completes on time. Use completed sales and the actual offer as the basis for the decision. A paper profit in inventory does not pay a weekly installment until you can convert it to credits.

Confirm ownership and keep the next decision separate

The deed represents ownership of the store. Buying it directly or finishing the mortgage reaches that endpoint through different paths. Keys to the Kingdom is tied to owning the deed, while Prodigious concerns obtaining it before day fifty.

The Buyout result allows continuation from the run summary. Continuing after ownership is a separate choice from the purchase itself; the acquisition is complete when the deed is yours. The detailed changes to post-buyout trading belong to the continuation guide.

If older advice says the shop cannot be purchased, it does not describe the current release route. Use the actual Landlord option, live Calendar value and completed ownership result to judge your progress. The final confirmation is the deed and Buyout, not merely passing a wealth target or selecting a mortgage down payment.
